Design/Build

The traditional construction processes currently in use often separates owners, designers, architects, and builders. This separation is often counterproductive, as it tends to breed distrust and communication problems. Naturally, this had led to lower quality and higher costs within the construction industry as a whole. However, at Tyler Construction, we hope to remedy this problem. We offer a more advanced, streamlined process we call “Design-Build,” in which we put together a team of builders, architects, designers, and of course, the owner(s). The cooperative makes the process more efficient and inspires better communication overall.

The “Design-Build” process is broken into multiple phases:

PHASE 1: RESEARCH AND SITE SELECTION

Our team will meet with you to discuss your overall vision for the project.  We’ll work with you to create a basic framework for decision making and requirements for the project.
We will research municipal codes, evaluate site options and provide you recommenndations that best fit your project goals.

At the completion of this phase, we will have agreed upon a site, budget, and construction requirements.

PHASE 2: DESIGN PHASE

Based on the previously agreed upon site, budget and construction requirements we will create a siteplan design draft for your review.
With your input we will refine the siteplan design to your satisfaction. Once you’ve approved the siteplan design we will define and agree upon a maximum project budget before moving on to the next phase.
PHASE 3: CONSTRUCTION DOCUMENTS

Before construction begins we finalize and document all important aspects of the project.
This may include:
  • Final Site Plans — including floorplans and elevation drawings
  • Building or structural system selection
  • Building materials selection
  • Outline specification
  • Building Code review
  • Zoning review
  • Mechanical, electrical, and plumbing system selection

At the end of Phase 3, the construction documents are issued, and a construction agreement is signed.

PHASE 4: CONSTRUCTION

During construction, the design/build team remains heavily involved in the project.
Our team is completely responsible for the project’s execution, and at this point, the team executes all the traditional building services performed by both architect and builder.
